“Where to begin?”

Phase 1: Design Vision

    At the initial vision meeting the client and DCM together determine the scope of the project, make a list of the programmatic requirements, discuss any marketing objectives, review pertinent site details, and outline a realistic project completion timeline.
  • Preliminary materials and construction standards are discussed.
  • A Design Services Proposal is generated for review and signature.
  • Upon acceptance, the creative imagery of your project begins!

Phase 2: Schematic Design

  • DCM begins preparing hand-drawn design sketches illustrating the direction we have visualized for your residence.
  • We’ll concentrate on the floor plan first (as it’s the foundation for all other drawings).
  • During this dynamic phase we encourage generous input & feedback from our clients, as successful outcomes come from successful collaborations.
  • Once the client selects one conceptual floor plan to expand upon, it is hard-lined and presented for review. Once signed off on in writing, with any redlines added, phase 3 will commence.

Phase 3: Design Development

    DCM will adjust floor plan as per client’s comments and then prepare exterior elevations befitting of the projects architectural character.
  • The entire residence is then value engineered by DCM with any additional design details added to the drawings.
  • The design set will be presented to the client for final design review.
  • Upon acceptance in writing, with any considered alterations, the design work will now be considered complete and the floor plan prepared for production.

Phase 4: Construction Documents (first 50%)

  • This phase begins with the inputting of the floor plan into CAD (computer aided design).
  • The production department will begin drafting and implement all local and regional building codes into the construction documents.
  • Generated next are the buildings four Exterior Elevations and Roof Plan.
  • This newly created mini-set of six or seven CAD drawings are then sent to the client for a mid-production review (if requested by client).

Phase 5: Construction Documents (final 50%)

  • The last set of documents is drafted to complete the construction drawing set. This includes, but is not limited to; Foundation Plan or Daylight Basement Plan, any additional Front Elevations, Architectural Cross Section(s), General Electrical & Lighting Layout, and any Interior Details specifically necessary for construction.
  • The Construction Document set is now ready for the client to submit and obtain a building permit as well as deliverable to builders and/or subcontractors for estimating.
  • The set is ready for Structural Engineering and/or engineered roof truss layout (if needed).
  • Upon approval of construction documents from the local jurisdiction (city and/or county) as well as the structural engineer (if required) the entire set of construction documents will be updated with any final notes and details.
  • The set is now ready to be stamped and begin construction!
